Positive Conclusion Given for the Terian 107 Multi-Storey Complex Project with 18-Storey Buildings

The Environmental Impact Assessment Center of the Ministry of Environment has issued a positive conclusion for the construction project, with certain requirements. The assessment related to the environmental and social impacts of the submitted application.
The company 'Renshin' received permission from the Yerevan Municipality last year to construct a multi-storey complex at the end of Terian Street. The company has prepared a multifunctional complex project for its 1.02-hectare land plot owned under private law and has submitted it for environmental impact assessment.
The next step is the urban planning expertise, after which the construction permit, which has not yet been granted, will follow. Among the requirements of the environmental impact assessment, it is stated that before starting operations, the developer must coordinate the design documents with the authorized body.
This requirement was raised because, during the assessment, the Minister of Education, Science, Culture and Sports expressed an opinion that the address at 107 Terian is located within the protective zones designated for cultural heritage monuments of Yerevan, specifically in the number 1 urban development regulation zone. In this zone, there is a condition (regime) that states that 'the height of the upper edge of the new buildings’ roof should not exceed 20 meters from the level of the street pavement.'
According to the project presented by the company 'Renshin', two of the four buildings are 18-storeys high. If multiplied by at least 3 meters per floor, the maximum height of the structure would reach 54 meters.
