Facade Tiles Falling from Buildings Constructed 6 to 8 Years Ago in Gyumri

The city's largest homeowners' association, serving 230 buildings, has an annual budget of approximately 29 million drams. According to the association's leader, this amount will only be enough to carry out partial repairs on the roofs of 10-15 buildings. The problems, in fact, do not diminish for the old housing stock in comparison to the new developments.

Buildings constructed 6-8 years ago in the Mush 2/2 district require expenses to remedy the construction deficiencies permitted by the Glendale Hills organization. The "Karin" homeowners' association is expected to be allocated 700,000 drams. The priority will be to insulate vent pipes, as this issue stems from construction inconsistencies. According to Senik Esayan, the head of the "Karin" homeowners' association, the lack of ventilation pipe insulation results in heat loss in the apartments.

Last year, this same association installed metal nets on the chimneys with funds allocated from the local budget. There are also other types of construction deficiencies in the Mush 2/2 buildings that the construction company has not rectified before the guarantee period expires.

Facade tiles are falling from the buildings every day, leading to mass stone falls, according to residents. Seyran Poloyan, the leader of the "Yeraz" homeowners' association, stated that they bring in tower cranes each time to stabilize the facade stones and roof sheets.
